Downtown Grand Rapids has one of the most photographed commercial streetscapes in West Michigan during the holidays. The mix of restored brick warehouses, limestone bank buildings, and tall mixed-use towers creates a backdrop that simply cannot be replicated in a strip mall corridor. Done well, holiday lighting on these buildings becomes part of the city's seasonal identity.
Done poorly, it just looks like someone strung wire on old brick. Here is the approach we take.
Respect the Masonry
Every brick or stone facade is different. The mortar joints on a 1910 building are not the same as a 1965 facade with painted block. We do not staple, nail, or screw into masonry. Every attachment uses mortar-friendly hangers and gentle clip systems that release in spring without leaving residue or compromising the joint.
For limestone and cut stone, we route attachments to existing architectural features, cornices, sills, drip caps, where we can clip without contact damage.
Light the Architecture, Not the Wall
Cheap commercial lighting jobs treat the whole building like a flat canvas and string lights edge to edge. It looks busy and competes with the architecture instead of complementing it.
Our approach is to identify the building's architectural features and light those. The cornice line. The vertical pilasters. The window frames on the ground floor retail. The entry canopy. That gives the eye anchors and lets the brick itself stay the dominant surface, just lit warmly from above and around.
Patio and Outdoor Dining Through December
Grand Rapids has built a strong outdoor dining culture, and a well-lit patio extends the dining season by weeks. Our commercial restaurant clients downtown typically pair their roofline lighting with bistro overhead strings, lit perimeter planters, and warm canopy uplighting on covered seating. Done well, you can sit outdoors comfortably into the second week of December.
We coordinate with the city BID and individual property managers to make sure our designs respect the unified streetscape vision. No one tenant's lighting should overpower the block.
The Same Approach Works Across the Region
Downtown Grand Rapids sets the standard, but the same masonry-safe methods carry into the historic blocks we light in Holland, Grand Haven, Kalamazoo, Marshall, and Jackson. Older Michigan downtowns share the same construction era and the same constraints, so a crew that can work carefully on Monroe Center can work carefully on Eighth Street or the Kalamazoo Mall.

Most of our downtown Grand Rapids commercial clients run on annual service contracts. We install in October, maintain through the season including same-day response on any outages, and remove in mid-January. What to Ask Before Hiring Anyone for Downtown Work
Three questions. Have they installed on historic brick or stone before? Will they share insurance certificates including coverage for masonry damage? What is their response time on in-season outages?
The right answer to all three is yes, before the work starts. That filters out the seasonal pop-up operators and leaves you with crews that actually understand commercial historic architecture.
